Documentation & Property Ownership in Chile

Real Estate · Legal Framework · Foreign & Domestic Buyers

In Chile, rural property subdivisions are certified by the Agricultural and Livestock Service (SAG), pursuant to applicable regulations.

Property records and registrations are recorded in the respective Conservador de Bienes Raíces (CBR) of the municipality to which the land belongs.

Chile upholds the principle of legal equality enshrined in the Political Constitution of the Republic; therefore, the legal system does not discriminate between Chilean citizens and foreign nationals to acquire absolute freehold ownership of real estate.

Foreigners do not require residency in Chile to acquire property; they must obtain a Rol Único Tributario (RUT) tax ID from the Servicio de Impuestos Internos (SII) and designate a representative with domicile and residency in Chile for tax purposes.

You can request the official subdivision plan, topography, and official documentation available for the land via the contact form.

Conservation

Huilo Huilo Biological Reserve

The Huilo Huilo Biological Reserve is one of Chile's premier nature and conservation benchmarks, with over 100,000 hectares of protected temperate rainforest. It features self-guided trails, viewpoints overlooking waterfalls—such as the Huilo Huilo and La Leona falls—canopy tours, and architecture harmoniously integrated into the native forest.

Geothermal

The intense volcanic and geothermal activity of the southern Chilean Andes gives rise to numerous natural hot springs, allowing visitors to enjoy the contrast between thermal waters and pristine forest-mountain landscapes year-round. Panguipulli is home to the Thermal Route, with 23 centers between Liquiñe and Coñaripe, recognized as the largest thermal complex in South America. Waters emerge naturally from the earth’s depths, with pools typically maintained between 30 and 40 °C. Rich in sulfur, silica, calcium, magnesium, and bicarbonates, these waters are celebrated for their therapeutic and relaxing benefits for muscles, joints, and skin. From Riñihue, destinations such as Coñaripe, EcoPellaifa, Liquiñe, and the renowned Termas Geométricas are readily accessible.

Crystalline Rivers

San Pedro River – Fly Fishing

The San Pedro River originates as the natural outlet of Lake Riñihue and represents one of the premier fly-fishing destinations in southern Chile. Its crystal-clear waters, native rainforest canopy, and wild rainbow and brown trout attract anglers from around the world. Fly fishing is an established tradition here, with expert guides conducting expeditions along the river and connected waterways. Along its initial stretch, summer reveals natural swimming pools of astonishing transparency bordered by rock formations and native forest.
